Certificates out, money in
Electrical work ends with paperwork the customer needs, which is the strongest possible moment to be paid. Send the certificate and the invoice together, take a deposit before you buy the board and stop financing other people's rewires.
Overdue invoices chase themselves.

The property is the customer
Landlords, agents and homeowners come back for the next fault, the next EICR and the next extension. Job history against the property means the second visit is quoted from what you actually found the first time.
Unlimited customers and properties.
Unlimited customer records on every plan, yours to export at any time.

Running a electricians business
An electrician finishes a job with a document. The work itself is buried in a wall where nobody can inspect it, so what the customer actually receives, and what a solicitor, an insurer or a letting agent will later ask them for, is a piece of paper with your name on it.
Four kinds of electrical work and how each one pays
| The work | How it is priced | How it gets paid |
|---|---|---|
| Fault finding | By the hour, because nobody can quote a fault | On the day, and it should be |
| Small installation work | A fixed price per item, quoted from a message | On completion, card at the door |
| Rewires, boards and larger installs | Quoted, with a serious materials outlay in front of it | Deposit, stages, balance alongside the paperwork |
| Inspection and testing | Per circuit or per property, entirely predictable | On issue of the report, on terms for agents |
Only the last line comes back on a known cycle. It is also the one most electricians treat as filler between the real jobs.
The certificate is the invoice's best friend
A customer selling a house, letting a flat or satisfying an insurer needs that paperwork from you and cannot get it anywhere else. Sending the report and the invoice in the same message is the least awkward debt collection available to any trade here.
It also means the job is not finished when the tools go back in the van. An electrician sitting on a fortnight of untyped reports has a fortnight of uninvoiced work, and rarely thinks about it in those terms.
Some domestic work has to be notified and certificated and some does not, and the customer has no idea which is which. Explaining that clearly at quote stage is a very cheap way to be the one who sounds like they know what they are doing.
What belongs on the property record rather than in the van
- The board, its type and what was on each way the last time you looked
- Every report and certificate issued, with its date
- What you found last time, and what you recommended but were not asked to do
- Which circuits are original and which have been rewired, and when
- Any observation coded on a report, so the next visit starts where the last one ended
- Whether the property is let, and who manages it
- When the next inspection falls due, held in a diary rather than in your memory
The recommendations nobody acted on are next year's work
Every report ends with observations the customer decided against at the time. Money was tight, they were selling anyway, it could wait until the summer. Those are not lost jobs. They are jobs with a date attached to them.
The customer who declined a board change in March is a different person in November when a buyer or a lender starts asking questions. If the recommendation sits on the record you can raise it in one message, and if it is in a folder on a laptop it never gets raised at all.
Why letting agents are worth more than they look
- They have many properties and they need the same work carried out on every one of them
- They pay on terms without arguing about a call-out, provided the references on the invoice match theirs
- They need somebody contactable, which is a considerably lower bar than being cheapest
- The tenant is who you deal with on the day, so access and communication is most of the actual job
- One agent leaving takes several properties with it, which is a concentration risk worth being aware of
- They stay with whoever makes the compliance side effortless, and that is administrative competence rather than technical skill
